9.10am Monday. It’s gone mad. The office is chaotic and everything is happening at once. The door bursts open. 'Morning! Morning! ' The actual over-cheerful, over-enthusiastic, salesman has arrived with an oversized hold-all. Stamping through the office he greets each staff member in turn in his best over-loud voice. In his bag, a selection of goodies, guaranteed to please, all overpriced and guaranteed to break as soon as he takes all of them out of his bag. The bag is full of the prizes that you ‘win’ at the fairground even when you lose. My colleague’s face is crimson. She is splitting her time between two phone calls whilst searching frantically for some keys for a service provider. The salesman is in her face offering the woman's a selection of felt tip pens and battery powered guinea pigs. She politely invites him to leave.

Cold-calling with a hold-all, is tough promoting - any commission only job with payment on results. The actual winner will take all. Glengarry Glen Ross with furry dice. Thatcher would have loved it. To have the ability to sell a product that you don't believe in with boundless enthusiasm, despite continual rejection takes a certain character and some skill. To find it within you to pick yourself up, dust yourself down as well as go in again must be very difficult.
So has the man with the big bag of tat got the hardest job in sales? I remember when i worked with a chap who displayed this same infectious, enthusiasm and joie de vive and most of his life he sold photocopiers to make ends meet. For photocopiers, read double-glazing or 2nd hand cars. These jobs have a pressure to sell and no shortage of knowledge and determination is required.

But wait a moment. It is proven that anyone, skilled or unskilled, with or without tuition, sell anything. Anyone who has visited a car boot sale has seen amateur negotiation in action. It doesn’t need a genius to close a deal but the clever bit, the essential touch, is in achieving the best possible price for whatever you are selling. Therefore we get to the point….

Anybody can sell your house. You can sell it yourself this afternoon if you really want to, but can you actually hope to get the same outcome, to achieve the same price, as a team of experienced, properly trained, property professionals? Most likely not.

Some sellers look simply at a net saving. They may think that if they can sell their home privately then they could save £1500 in Auctioneers fees', Sounds good? But then think, can they value their home accurately? Can they hope to market their home as successfully as a reputable Agency who will not only work from client lists to locate a buyer, but will also cast the marketing net wide sufficient to encourage viewings from potential buyers nationwide? Do they have the actual expertise to conduct the viewings and to sell the house to its full potential? When they find an interested party, could they really hope to get the best possible offer? In other words, are they genuinely qualified to do each of these jobs as well as a properly trained professional who does it every day? Probably not.
For most people, selling a house is the most important sale they’ll ever make and it can be a straightforward rewarding, hassle-free experience if enlisting specialist help. The importance of getting this help should not be underestimated.
